Once the application is approved, we temporarily cease showings/accepting other applications for 48 hours to allow time for the lease paperwork to be returned and then officially take the property off the market.

Yes, the security deposit is fully refundable provided that all move-out requirements are met and there is no damage or rent owing.

The only part of the security deposit that isn’t refundable is the cost for a locksmith to rekey the home. This automatically comes out of the security deposit prior to disbursement.

We stop marketing a vacant rental once we have an approved application with a signed lease and a paid security deposit.
Homeowners pay for maintenance and repairs—unless the repairs/maintenance work is due to negligence by or damage from the residents.

Anyone who is residing in one of our properties and is 18 years old and over must be on the application form.

Your security deposit is there in case we need to fix something caused by your negligence or damage. We typically only require the security deposit and the first month’s rent to be paid before you move in.

At Southern Solutions Property Management, we prefer online payments through your Resident Portal. There, you’re able to pay via Electronic Check or Credit/Debit Card (with a fee).

We also accept check or money order payments in our office. However, we do not accept cash payments for the safety of our team.
